We moved into 11 NP van Wyk Louw Street in January 2019. During the initial entry inspection, we documented numerous outstanding repairs. At the time, Joyce, the rental agent, requested that we allow the owner sufficient time to resolve these issues, and we agreed.
Fast forward to 2022, none of the promised maintenance had been completed. Additionally, we reported that the borehole and solar geyser were faulty, but no action was taken. In 2023, we lodged a formal complaint with the Rental Tribunal, resulting in a meeting where Michael, the property manager from Empire Properties, assured us that all outstanding maintenance would be addressed. Later that month, the borehole was repaired, but the solar geyser remained unfixed. Instead of addressing the reported issues, the exterior of the building was painted, and the roof was repaired—neither of which had been noted as problems.
Michael then informed us that the owner lacked the financial means to complete further repairs but promised to begin them again in March 2023. However, as of today, 21 April 2025, no additional maintenance has been carried out. Over the years, I repeatedly advised Michael that several critical issues needed urgent attention, including:
- Black mold in the shower area, with leaks affecting the carpet.
- White mold in the kitchen.
- A loose electrical plug in the kitchen.
- A structurally compromised ceiling in the main bedroom, which is at risk of collapsing.
Despite these ongoing problems, our rent has been increased by approximately 8% annually without any of the necessary maintenance being completed. The lease explicitly states that the property would be in 100% condition upon moving in, which was never the case. Out of desperation, we resorted to short-paying our rent to compel the owner to fulfill their obligations.
When I informed Michael that I intended to escalate the matter back to the Rental Tribunal, he dismissively told me not to "threaten" him with legal action.
We urgently need assistance, as our quality of life has been severely impacted.

In December 2024, the company sent me a signed contract that my employment is from January 2025 till December 2025. I signed the contract and sent it back to the company.
However, in February 2025, the company informed me that they made a mistake with the dates on the contract. They now said that the contract was only until end of March 2025.
Subsequently, the company sent me another contract now extending my contract for April and May 2025, including the initial January till March 2025.
It took the company almost 2 months to discover the mistake they made. I humbly and respectfully ask that someone please review the conduct of the Germiston Magistrates Court and Edenvale Child Welfare investigation for a Form 2 application submitted by my mother in March 2023, claiming to be scared for my child's life. It was concluded on 12 December 2024, and they established this was imitated out of animosity after first recommending a foster care placement, but this was prolonged for 22 months without any indication of an actual investigation being conducted, although it was actually supported by the financial status of my mother throughout this vexatious process when she'd agreed to help us.
- neither social worker saw my son and I interact or contacted anyone who knows me to verify my mother's accusations
- no prevention or early intervention was attempted and my conducive home screening took 5 months didn't factor because it was submitted after recommending foster care
- the possibility of parent alienation was not considered while my mother was degrading our relationship with the support of a therapist conducting an educational assessment
- there was no the court order issued or parental consent for my mother to conduct the assessment on behalf of my son and it was kept confidential by the presiding officer
- the medical board found the therapist guilty of unprofessional conduct and then the second section 155 report determined that this was intiated out of animosity
- the appointed attorney for my child reported there was no abuse yet still recommended foster care twice and gave his support for the reports that were already removed
- my mother wasn't at court until July 2024 and none of the information I submitted was discussed or considered as evidence because no trial was held
The relationship is now irreparable with my mother, it wasn't great when I moved out of her house so I avoided her but I asked her for help and she agreed, but then removed my son from my home without my knowledge which made me angry as mentioned in her founding affidavit. The social worker didn't relay this in her account of what transpired after telling me that this was about a care order to place my son on medical aid, although she reports that I confirmed the circumstances reported by my mother who wasn't at court after I received the application in May 2023, until July 2024 when the magistrate was still asking for evidence but granted an interim order after I asked for protection from further vulnerabilities because there was no boundaries on invading our privacy and parental rights.
I fought with and disrespected my mother verbally without interfering with her relationship with my son which then concerned her after she found out that I opened a business without her approval. The founding affidavit explains how she ensured I couldn't enter her house and then she was concerned that she wouldn't know where my child was because I was looking for accommodation and in my responding affidavit I stated that I snapped when she wouldn't tell me what this matter was about. The social worker needed to know if I was also employed at my previous job and then my child needed protection from me because I threw a teddy against the wall after finding out I was accused of being a threat to my child's life and expected me to agree to a foster care placement for being dependant on my mother because I hadn't found work after I lost my business and had nowhere to live. I had to move out of the house where my son stayed after I shouted at my mother about the welfare and her interferring in my family life and the social worker was insisting on an alternate care placement irrespective that my son wasn't harmed because I shouldn't have reacted to an adults lack of boundaries or horrific allegations but they never offered assistance or questioned the intentions behind a court application for rights over a child with no indication of harm.
In July 2024 I found employment and moved into my own home and my home visit was referred to DSD Krugersdorp when I met the magistrate at the end of August 2024. After being told they considering a care order instead of foster care, the social worker needed to ascertain if my son had special needs because I said he was doing well at school and it took 42 days to send the principal (not his teacher) an email, then call me the next day about the educational assessment to assist him in class and after getting my permission the social worker then contacted my mother.
My mother paid for the assessment which allowed her to confidentially conduct the interview without parental consent and say she wanted to assist my son, through a therapist who didn't need to meet me to support her application for guardianship of my child and report that we should be limited to day visits and not sleepovers because I am a volatile, emotional dysfunction to my child. This therapist also observed him to be conscious of being assessed, needed encouragement to engage in adequate conversation, he was anxious, felt out of control and struggled to identify proper social cues and he said he couldn't draw, yet she managed to interpret an intrusively negative imagine of our relationship out of a drawing but according to my son he was only there doing an educational assessment and wasn't asked about me. As a mother that's a relief because I was consumed with worry for not protecting him from that approach but there's also a report showing how confident and independent he was before my mother interfered in our lives which the social worker blatantly said she submitted and it's not included in the court file, nor did it find a kind way to appear in her findings but what type of biased report is the presiding officer and attorney for the child considering as evidence to support a welfare investigation because the attorney supported it after a new social worker was appointed and the presiding officer still wanted her to draft a care agreement because apparently after I lost my job due to emotional distress, they didn't need to ask why but I was still meant to give my mother rights over my child. This wasn't done because I refused to agree to it.
The magistrate gave me access to the court file without the confidential reports and appointed a probono attorney in December 2023 but the matter had made no progress because we were waiting for me to meet the therapist to have her explain her report to me and my home screening report hadn't been received so we had to roll over and carry on in the new year, although the school fees for the year had already been paid by my mother in November 2023 and the social worker didn't know why she would have done that but I only got confirmation of this just before the school reopened at their new premises that had been communicated in October 2023 and relayed to me in December 2023. But my mother told the therapist that she has to intervene between my son and I, when she was conducting on his behalf and completely disregarding my rights as his mother, acting like he's her child which is disrespectful to me, my child and apparently his father who's gift became an insult which I actually cannot get over although it's none of her business that I choice to be a single parent and my friend agreed to help.
The social worker submitted my home screening, concluded her investigation with findings based on the therapist recommendations and my mother sent me the report in January 2024. So 5 months before and after nothing was done but I got her referral from Krugersdorp and apparently my 2 bed home she hadn't seen wasn't big enough for my son or my dogs who were living with me and after reporting that my son didn't want me to move, she hadn't seen him again and yet it was preferred that they remain by my mother and I deny having a drinking problem but she omits that I agreed to get tested, and apparently my mother assumptions don't need verification while she explains how she ensured I can't get into her house and not inviting her to my house was a problem - honestly, it's a rollercoaster but her refusal to answer questions isn't emotionally supportive and disregarding someone's privacy and dignity isn't what you teach a child and it's frightening because I am everything she is not and I encourage individuality but I prefer avoiding her because it's peaceful.
The section 155 report was submitted to court where I asked if the therapy mentioned by the magistrate in August 2023 had been relayed to my child and his attorney told me to park my questions in February 2024 - to date they have not needed to actually get my son therapy and according to the principal who had the educational assessment the whole year, they apparently used it to help him read and spell which is definitely not what parents to pay a therapist R7500 for, especially since he attends a special needs school that they were trying to prevent me from taking him out of to live our own lives but being on the autistic spectrum is also not a special need for them or the social worker to have picked up from the assessment report, which was the instruction she was tasked with, that does concern me if it's true but I don't trust the report and I spoke to his teacher who doesn't seem too care so I assume it's actually irrelevant.
My response to the investigation was emailed to court in April 2024, another in May and June 2024 where I asked for the courts protection from further vulnerabilities and for an unbiased report to be compiled and the social worker emailed me her confidential voice of the child report but never addressed his concerns before she left in June 2024, but for a little giggle let me share a secret, my son does not have a sense of smell and nor do I. 13 months of family interference that certainly didn't serve the well-being or best interest of a child, only his grandmother's self-interest and a very clear disapproval of her daughter. I'm waiting for SACSSP to sign the outcome of the complaint I submitted in August 2024 against the social worker.
My mother was at court and the presiding officer granted her an interim order which I thought was for a full evaluation which according to the therapist was required after she claimed that her report was merely for educational purposes and I found out my mother had submitted another affidavit claiming to be worried I would fetch my child and she won't know where he is that the presiding officer didn't mention at court in July 2024, so the next month's updates were about me swearing and being recorded while my mother was asked to stay out of my way and then I bought him a chocolate in a video but the attorney didn't see me leave with him - my own child, that I raised and he's lovely so what is the point of scrutinizing my every move and needing to see it all bad because there is also fault in their saintly perfection but mostly the updates are just to annoy and delay.
I asked the new social worker about the details of the interim order when I spoke to her in July 2024 , she called me the day before court in August 2024 so I didn't go but I met with her and her supervisor at the welfare office in September 2024 and then they wanted to meet again so to save time and errors I just emailed her the background of this matter after she told me that my parental rights had not been removed in October 2024. It's reported that I had to be at court if I wanted to know what was going on but in 2023 I couldn't be at court because I wasn't aware of the dates to appear, so how is there consistency, transparency and my rights to access any report where my name is mentioned because I wasn't even present while I was being investigated and their reports about my family were confidential.
I was in hospital but the social worker still needed to meet my son in November 2024 and she emailed me a copy of her report and then submitted the canalised one at court in December 2024 but it makes no difference that my mother wasn't granted the care order she wanted because my son lives in her house where I am allowed to stay in my room and I don't have access to her house because the door gets locked by my son after he comes to visit me and my mother continues to invade my right to be a parent because she decides what and when he can do whatever she allows and I can't disagree because that would be arguing and since I haven't found employment after all the applications and interviews I've done, where would I go even if I was willing to leave my son in her toxic environment without me? 5 months of further social worker investigation that merely was just writing a report and meeting my child once. I really don't understand the law because apparently, they have 90 days to submit a report, and they meant to have evidence and show what preventative measures were implemented, or how our constitution gives a child the right to be raised by his mother and then the attorney says a parent doesn't need to be guilty of wrong-doing (this was in his reply to a complaint I submitted against him at the Legal Practice Council). My son doesn't know why he was at court on his birthday, or why he had an attorney whose name he actually didn't know, nor did he understand the note saying that I had done nothing to him but I'm violent.
I scanned all the reports I obtained from the court with additional information to add context, truth and details which would have been available because I have admitted everything I did wrong and for 2 years their goal was to ensure my son lived with his grandmother when I did nothing wrong as his mother. According to their reports he was also expected to choose his family destruction and my heart breaks because I would never have placed him in this situation with the heartache it caused, nor does he need to understand the psychological trauma I have endured and I truly hope that no other parent ever has to be subjected to a system that doesn't show compassion.

My car was damaged by a police station automated gate after opened under permission of the DFO, one officer closed the gate on my way to the premises, he then passed me with his car like the event never took place, the DFO cited that the exiting person is allegedly the one whom put the gate to closure.
The following day I went to the police station to enquire about the incident, I was told by one of the officers that that the station commander is not available, but there is a captain that may assist me, only to find out that the captain is the same person who inflicted damage to my car, on arrival to a certain office they directed me to I found the captain busy on the phone, also had a visitor, as soon he was done on the phone he verbally attacked me while I was greeting him and denied his wrong doing and threatened to arrest me.
I managed to secure a footage, conversation between me and the alleged, also images of the damages suffered and of the scene of the incident.

The IO called me to come in for a statement and i just froze.

I stay in school Hostel. HTS Kimberley. we the tenants held a meeting with the managers of the kitchen and building maintenance regarding few problems regarding food and the maintaince of the buildings on the 3 of February.
1) in December the kitchen manager informed us per letter on the 23-24 /12/24 that the kitchen and laundry would be closed until the 23 January 2025. As we had paid rent for Dec 24 and Jan 25 we felt we should be compensated for half Dec and Jan. we were informed that the financial office would be closed until school starts. When school started a letter was sent enquiring the payment. Some had received feedback.
With the meeting held regarding the mentioned problems what was mentioned was that the sol plaatjies university was looking to buying the hostel, but nothing was mentioned yes or no of the hostel been rented or sold. We were asked to please look after the buildings and keep the places clean. Most tenants that stay are very low income or companies pay the rent.
On the 5 February we received noticed that we our tenant contracts were being terminated Reason being renovations.
now comes the problems: A few of the tenants lost their work. I get a sassa pension. I have been looking for affordable accommodation since Oct 24. price wise the cheapest Ican afford is to stay on the streets and hope i will be safe. that said i would have to sell 99% OF MY STUFF.
I would like to know when D Day comes and still not found affordable accommodation what can I do within in the rental Law. Could I still rent the property until affordable accommodation can be found. Should I communicate with the head of the hostel.

I hope this message finds you well. I am reaching out in the hope that someone can assist us, as we have been battling to resolve this issue for almost six years now.
We moved into our rental house in January 2019. During the initial inspection, the rental agency noted several reparations that needed to be addressed. They assured us that these issues would be resolved within a few months. Unfortunately, after a year of waiting, nothing had been done. We repeatedly sent emails to the property manager at Empire Property, requesting the necessary repairs. Each time, they sent their maintenance person to fix one item, seemingly to appease us temporarily. For instance, they fixed a large crack in the wall, but a few months later, the wall cracked again. We even obtained a quotation from a reliable building contractor to fix all outstanding repairs, but this was ignored.
Two years ago, the borehole was damaged due to lack of maintenance. We took Empire Properties to the rental tribunal, where they were instructed to proceed with the outstanding maintenance as promised.
In December 2023, the borehole was finally fixed, the exterior of the building was painted, and the roof was repaired (even though the roof wasn't faulty). After these repairs, Empire Properties requested additional time for the owner to secure more funds, as the repairs were more expensive than initially budgeted for. We gave them six months. However, after emailing Empire Properties again, we were informed that the owner does not have the necessary funds to complete the interior repairs.
In response to this continued neglect, we began paying reduced rent, as they had not fulfilled their contractual obligations. Last month, we received a notice stating that the rent would be increased to R13,475 (from the original rent of R12,600), despite the fact that no further repairs had been completed.
We urgently request your assistance in negotiating a rent decrease that reflects the current condition of the house and in compelling the landlord to complete the outstanding maintenance. We are unable to search for alternative rental properties, as we do not have the financial means to move and pay a new deposit.

I had a look at the small claims court but it seems they max 20k which is not enough. The complete project refurbing the pool and slabs around total to 130k. I need legal advice with regards to a matter between State vs Jada Andrews (15 years old) - my sister in law.
Background:
On the 25th of December 2025 they had a Christmas lunch at her parents home where she resides with family present (her fathers father, sisters and cousins).
A Lady showed up lookin for one of her cousins uninvited and started trouble. Jada's dad went to ask her to leave after which she started to assault him. He did nothing to her, however, his eldest sister and her daughter assaulted this lady. The lady went to lay a charge against Jada for Assault GBH and her day on the same date CAS659/12 Kleinvlei Police Station in Cape Town. The police visited on the 24 January @ 00:07 looking for Tasmin Andrews (Not Jada) & Roger Andrews.
On 24 January at approximately we laid charges against this lady (plaintiff in CAS659/12).
Jada Andrews laid a case of Assault
Roger Andrews laid cases of Trespassing, Assault & Intimidation (Father & Uncles were outside with firearm).
On Tuesday 4 February at approximately 20h00 the Investigating Officer came to the house with the plaintiff to arrest Jada Andrews. They did not arrest Roger Andrews as he was ill in bed as he has stage 4 cancer and had an operation on 28 January and we provided documents. They refused to release Jada into her mothers care and said they are arresting her because they are getting pressure from the plaintiff's father as he is an attorney. She appeared on 5 February and was released on a warning to appear again on 19 March. Charges were reduced to assault common. After being released she is having nightmares and had a panic attack at school today.
I am not an expert but have a feeling that the plaintiff's father interfered and acted unjustly as the Investigating Officer could not give me proper reason for the arrest and not leaving her in her parents custody. She was only charged the next morning (5 February 2025).

On Monday 3 February 2025 my minor (15-year old) sister-in-law was arrested for alleged Assualt (GBH).
She was held overnight and only charged on the 4th of February. court appearance took place on 4 February 2024 and case was downgraded to assault common. She was released on a warning.
At no stage was the detective willing to release her with a warning to appear on the 4th of February. Moreso, on the 4th it was mentioned by the detective that the complainant put pressure on them to make the arrest as the complainant father is apparently an attorney. We have counter cases against the complainant which was not taken into consideration, also I believe she was released on a warning.

On 30 August 2024 I was approached by a lady by the name Pamela Belinda Bothar (not sure if this is her real name). She was telling and asking me to give her a minimum of R3000 which she wil put on a trade and I will get R30 000 back after the trade within 24 hours. I repeatedly asked if there was any other money I must pay. She confirmed that nothing needs to be paid.
At first, I was suspicious, but she kept on asking for the R3000. After a few months I paid the R3000 into another person’s Capitec account. His name on the account was Mr MEM Mathenjwa with account no 2315698339. Through the process I was also speaking via whatsapp messages to the "CEO" Mr " Rojer" Var. He was apparently the guy doing the trading. He then told me that he would be securing the trading through technical software to trade overnight, and I would then get R90 000.
This is where everything started to change as he asked for an additional R8000 to have the R90 000 be paid to my account. Pamela was supporting Roger throughout the process. I started to feel uneasy and asked for my money back. At this point they would not give my money back and asked for another R5000 if I was not willing to deposit R8000, but I stopped talking to them. I have the conversations on whatsapp which I can send. No money has been returned.
I also feel this is fraud as there was never any trades done. This is just a ploy to get cash from people. I also feel they are not using their real names. Pamela has in the process also switched cellphone numbers.

Mr. Conradie assist me to buy a Polo Vivo in 2016. The vehicle was registered in Mr. Conradie's name. Although the vehicle was registered in Mr. Conradie's name, I was responsible for monthly installments. The installment includes the assurance payment.

The assurance aim was to cover the outstanding balance on the Polo Vehicle, but Mrs. L. Conradie force me to still pay the R5 000.00 per month that also include the assurance. Why was it necessary for me to still pay the assurance after Mr. Conradie passed on.
The Executor send me a letter to transvers the Vehicle in my name.
I tried numerous times to collect the required documents from the Executor and Mrs. L. Conradie to enable me to transfer the vehicle. The latter refused that the Executor release the documentation.
I want to launch a criminal investigation against Mrs. L. Conradie as well as the Executor regarding the payment of assurance as the installment of the vehicle.
The assurance was responsible for all outstanding depts; hence the vehicle was part of the depts.
Currently I can't renew my vehicle license, can't go to other provinces etc.
